To secure an apartment, you must complete an application (one per adult that will be occupying a unit), pay the application fee, and if your application is accepted, pay the security deposit.

Requirements
Before you apply, please be sure you meet the application parameters. We look for combined NET income to be at least 3x the rent rate, credit to be above 650, and employment to be local. We are currently not accepting vouchers. If you are a young adult just starting to build credit, feel free to contact us on your options.
Application Fee
A one-time $35 application fee is required per application (one application per adult). The online form cannot be submitted without payment. If you prefer to fill out the PDF form, call the office to submit payment 218-755-9500
Security Deposit
If your application is accepted, you must pay the security deposit to secure the unit. The deposit is typically equal to one month’s rent, however, depending upon the applicant’s qualifications, a double deposit may be required.
Lease Options
Leases are typically 1 year with the option to renew or go month-to-month upon it's completion.
A 6-month lease option is available for $50 extra/month and last month's rent up front.
We do NOT offer leases less that 6-months.
Pet/ ESA Options
We have select units that are either dog or cat friendly, subject to availability. This includes the required reasonable accommodations for ESA’s. Please indicate on your application if you intend to bring an animal, ESA or otherwise.
*Current and verifiable documentation for an ESA or service animal is required before the application can be fully processed.
College Student Options
We have prelease options available months in advance of the school year where we will guarantee a unit for your time-frame as long as there is a signed lease and security deposit set in place. Call 218-755-9500 for more information on preleases.
